We are considering owning a home in Tierra Shores. I would like to know what the $150+ per month covers and why the fees are so much higher than other HOAs in the area that apparently have more to offer. I have read the other comments and like yards to look nice though trash cans don't wind me up so much. Your help would be appreciated.

  1. I live in Tierra Shores and do pay the 158 a month for HOA. Part of the main reason for paying this amout has to due with being part of the lake community and it being "gated". I know the maintenance of the lake is a big factor. Also we do have security in the evenings. And there is access to the lake via the paddle boats. I am assuming that because of that there are liability issues and of course that cost money too. And last but not least the up keep of the pool and club house. Other communities that have HOA's do not have these type of amenities. The new development THE LAKES which are across from Tierra Shores, have dues that are $200 plus. And they also have lakes and pools. Of course please keep in mind that we are a community of 310 homes vs the homes across the street which will have about 900 homes. I hope this helps out. Overall my experience living in Tierra Shores has been a good one. You will enjoy living here.

  2. landscape, pool&spa, clubhouse, gated, security, and the lake all add up. It is a small community and is making progress to keep that feeling. However keep in mind that if the lake does not meet water quality standards each homeowner can be saddled with a hefty maint fee. Number one & 2 reasons for bad water yard run off and vehicle washing. both prohibited

  3. It is not so much the water run off from the yard. The lake is equipped to handle that. The number one problem is the washing of the cars. That is being inforced with community involvement. For the most part most people are following the rules.

    I live here in Tierra Shores and have since the begining.

    To answer your question with a basic answer:

    The services provided and the amount of homes sharing the costs of those services are the reason for the dues amount. Hope this helps. If you have any more questions, just ask.

  5. The meetings are always fun. You get the ill-informed and the ones who dont pay attention to others questions and ask the same one again or want to stand on a soap box and cry about anything. LOL! All in all the meetings do produce positive results.

  6. I live in Tierra Shores and have for 2 years. We pay for the fact we live in a gated, resort community. Our club house area has a spa, pool, BarBQ, access to the club house for parties, security guard,our landscaping is beautiful, our lake is maintained and it costs a lot to keep a lake to the proper water level and clean. I spoke to someone at The Lakes, the HOA fee at buildout will be about $190 a month over there. So we are higher than some, lower than others. Tierra Shores is a great place to live.

  7. I agree with Ann. I too, live in Tierra Shores and love it. It is great to wake up to a beautiful lake. I have met many new people and love it. I am really happy I moved here.

  9. Wait.... I'm confused. Everybody is talking about how great it is to live in Tierra Shores, but nobody is talking about all the break-ins. Why is that? Please, don't give false hope to new buyers.... We just moved here and hate it! Can't sell our house because of the market. It's nice here, but come on! A lot of problems that nobody is talking about. Please, just be honest! I don't want anybody else making the same mistake we did!

  10. My wife and I are looking to buy in Tierra Shores. What break-ins are you talking about? Are there a lot of break-ins in the gated 300 home Tierra Shores? What other problems are people not talking about? We would like to know. Is one of the problems you are talking about the smell around Tierra Shores? If anyone could provide any more details that would be great.

  11. The break-ins are reducing do to the fact that more people are moving in. Also, a lot of that was youngsters in the area looking for a place to have a good time. Hopefully they have had their hands slapped and it has stopped.

  13. The I love it comment was left in o7 since this place has gone down the crapper. No security is why there is break in's and come on kids. No they are not kids I would like to see a kids running down the street with 2 air conditioner units. Please I was looking at some of the home and they have holes in the walls no more light fixtures no air conditioners, no faucet handles, Kids what a dreamer. The HOA are bad they are issuing out complaints like they are getting paid for each one. I have gotten some in regards to removal of pallets, what I have never had any pallets on my property. Complaints about the placement of my car(which is in front of the house) trash containers ( which ARE put away) yellow spot in the grass ( some have the entire grass over grown and yellow and I have my yard maintained by a professional)and now they are more things that are just out of control. I wish I never moved here and the smell is just not worth it with the added harassment from HOA they are just running people out. House are now going for $160000 for a 5 bedroom should say something for this also.

  16. Ok "dreamer". You are the problem in our community. Clean out your garage and park your car in there. Or park in the driveway. The streets are not designed to allow parking. If you have more than 5 cars, this is not the neighborhood for you. Don't act suprised either, the rules are in the CC&Rs and your lack of planning/research shouldn't mean that I have to deal with your crap. Trash is picked up on Mondays, put your cans away before Tuesday night. This is also in the CC&Rs. You cannot say the HOA sucks because they are enforcing the rules. This is and will be run like a resort community. It's for clean, quiet, respectable amd responsible people. When you buy here, you are given the CC&Rs. If you couldn't abide by them, why would you continue with the purchase? People with issues, most cases, new home owners see our community and say "hey this place is clean and looks great, I want to live there", then they don't read the rules and get hammered when they move in because they have too much junk, they are dirty, or they are A-holes. It takes a lot of work to have a nice community, suck it up or move somewhere else where you can do what you want. This is not a "do what I want" community.

  17. We just moved here less than 2 wks ago and have already had our car broken into and things stolen from it. We moved here thinking it would be safe since it's "gated community" but as i am getting to meet neighbors, i'm getting the same response that the HOA sucks and we do not have a security guard. We're ready to move outta here!

  18. Welcome to the neighborhood! I am sorry that you have had some complications after moving in. The sad part about the HOA is that it does not get very much support from the current members. I think that most homeowners forget that we are all members of the HOA. We can make it work for us, if we choose to or we can ignore it and throw rocks at it and it will never change.

    Also, there is a Neighborhood Watch for Tierra Shores. Each street has a block captain who can help you with crime prevention and be a good point of contact for a new resident like yourself. I would be willing to set up a meeting or pass on your information to your block captain if you like? I am very concerned about the break-in on your auto and would like to know more details so that we can be on the look out. I am the Neighborhood Watch chairman and we have not had any serious crime in quite awhile. Hopefully you learn to love your home and neighborhood like so many of us do.

Also, i failed to mention that when i made the police report, the officer told me that they had 2 other phone calls that morning about break ins here in Tierra Shores. I do like the area, but i just want us to feel safe here.

  21. We are new to the Tierra Shores Community. It took us several months to fine the right area to feel comfortable with for our family to live in. We found it in Tierra Shores. Yes the neighborhood is not perfect but its a great place to live in. If all occupants would start pitching in in way one or another it would be a better place for us and our kids, start today so we can live tomorrow in peace. BigD

To the jerk that said if you have more than 5 cars this is not the place for you here is my questions then why did they build 6 bedroom homes in this community did they not expect that the kids that occupied these rooms would grow up to be productive members of the community and uh "drive". I have 5 kids and my husband and I each have cars 4 of my 5 kids drive, There was no rule when I moved in 4 years ago that said 2 car max per household. If that was the case they should have NEVER built 6 bedroim homes in the community.

  25. the nazi hoa ! gotta love it. we werent here 1 day were still in the process of moving in, and some lady (claimed to be on the hoa board) was standing in my garage, complaining about my truck in the street. Remind you, this was as we were unpacking boxes and furniture. I can see future headaches .

  27. I have live in tierra shores for 5 years and cant wait to get out. the association is run by a bunch of ladies that have nothig to do but disclose confidential information. They are trying to turn this into a 55 or over community. If your kids sneeze they complain, if a dog barks they complain, and dont let them fool you they do nothing and I meant nothing with the HOA dues the place has gone down hill since the new assoication leader took over, they walk around looking for things because they have nothing else to do. I DO NOT RECOMMEND this community to anyone even my enemies it is just terrible, plus if you are not white they discriminate againt you its a terrible place I cant get out cause I paid 434 for my home and now itis going for 180 so we are stuck thinging about a short sales just to get out of this place.

I live in Tierra Shores and let me tell you the Assoication Board is terrible you cant park your car if your kids are outside playing its too much noise they are trying to turn the place into a 55 or over community. I am sick because my home is only worth 180 and I paid 494 its a terrible situation to be in Its become a renters community and when you go the to Association meeting unless you are best friends with the board nothing gets done its really bad there.
    I do not recommend anyone buying there. The board is a bunch of gossiping women who do nothing all day but gossip. They say they volunteer for this but they love it because they get all sorts of confidential information and pass it on it is so sad to have to live this way.

  29. I have lived in this community since 2005 and I am currently short selling my home like many others in todays economy. Let me tell you this is the worse community I have ever lived in I am so glad I am getting out of here. The association is terrible, its all renters now and that is not bad but the association members need to go they are the worse I have ever dealt with.
    Hate Tierra Shores glad I am almost out of there!

  30. Wow a lot of people have a lot of negative to say about Tierra Shores.. Well all I have to say is my family and I have been here for a year and a half, and yes we were one of the lucky ones who got the house at a great price, thanks to the economy. Sorry to you that had to pay the high prices, but at the same time why would you pay that much in the first place. As for the HOA, and community has already changed since we moved in. A lot of the houses have been bought, and there is new people on the HOA board, and security is back in the neighborhood at night. If you don't want to pay an HOA or don't like the community then don't live here... short and simple.

  32. I've been here almost 2 years now, great community where we can feel save for our families. HOA fees are average for what our community has to offer. RV and boat storage, 4 parks, kids area, Kids play area, boat launch area, Fishing commitee is getting closer to have fishing for residents very soon, I hear one of the parks their adding swing sets for the kids, great basketball court, great sitting areas around Lake, deepest lake areound about 60 feet deep and plenty of fish. Great neighbors, real friendly, gated community, security 7 days a week, great pool and spa with BBQ area, numerous committites to join to make it even better, love to have you in our neighborhood, great prices,,,,,,,

  33. All HOA neighborhoods have fees, you pay for what you get, call Cannon Management that manages Tierra SHores at 951-354-5365, ask for Robyn, she's great and will give you the right scoop on what the fees give you at our Beautiful, peacefull, safe neighborhood.

  36. it might be a great place to live but the smell of dairy farm, chickens and the rv park all add up from time to time. Also there are swarms of flies and mosquito that make it hard to bbq. parking for guest is unfair and makes no sense at all. Pay all those fees and your family can't even park there car in front of YOUR home overnight without the HOA approval.. :( before you buy or rent make sure you get the full experience.
