More Data on Menifee Sun City Housing Boom

MarketPointe Realty Advisors released an announcement today providing more data supporting the prospect that the Menifee Valley is sitting in the center of Riverside County's future population boom, noting the number of attached and detached homes scheduled for construction...
According to Marketpointe Realty Advisors LandTracker publication, there are 33,270 attached proposed development units in West Riverside. Of these units, the Hemet/San Jacinto area leads future attached supply, having the largest share at 24 percent, followed by Perris/Sun City at 18 percent, Riverside/Moreno Valley and Lake Elsinore with 14 percent, while Temecula/Murrieta holds 12 percent of the entitled units. The Banning/Beaumont area has 10 percent, with Corona/Norco (8 percent) rounding out the region.
Proposed detached units in West Riverside total 171,108 homes in 1,298 projects with nearly one-third located in Perris/Sun City. The remaining 69 percent of the region is fairly well distributed between Banning/Beaumont with 19 percent, Hemet/ San Jacinto with 16 percent, Temecula/Murrieta with 11 percent, Riverside/Moreno Valley 10 percent, Lake Elsinore 7 percent and Corona/Norco holding the final 6 percent.

More Apartments Coming to Menifee

Another apartment complex is coming to Menifee, this one located on McCall Blvd, next to Menifee Valley Medical Center.
According to an article published in The Californian, the Riverside County Board of Supervisors, changed the zoning for this piece of land to make room for this project...
Several of the neighbors and other residents of Menifee and Sun City said the heavily residential areas need more offices and shops before developers move ahead with more houses, let alone apartments. The Board of Supervisors' 4-0 vote June 12 struck commercial zoning to allow apartments on the 19 acres just east of Antelope Road.
Makes me wonder why the County spent so much time and money creating the Riverside County Integrated Project (RCIP) if they keep on changing the zoning?
The Californian went on to name AG Spanos as the developer of the apartment complex, and if I'm not mistaken, that's the same developer that gave us the
Enclave Apartments, and the shady bunch of people who came to this community to live there.
Part of my frustration is that all this housing development is dragging my property values down. Yes, I'm complaining about my property value! I think Menifee housing is too readily available. I want it to be harder to come by.
If we have to have more residential here, why apartments? Why condos? How about luxury homes on large lots? We don't have enough millionaires in Menifee!
I think I know the thinking of the Supervisors. In order to attract more retail and industry, we have to have to people first. I imagine apartments and condos are a great way to boost population with smaller parcels of land.
But when this new apartment complex fills up with low-income families, there's going to be even longer waiting at Menifee Valley Medical Center.

The following letter was received from Jeanne Holbrook, a Realtor, regarding the massive community developments of Winchester Ranch, and Domenigoni Valley...
I was nosing around your site and noticed several comments about winchester ranch so i thought i would send you the site .... all questions will be answered once you read this . and life as we know it will never be the same . but be sure to read the lifestyle page and the newsletters
it is is for 16,000 homes .... no that is not a typo..... there are huge multiple parks for sports activites ,commerical centers , schools, hiking trails. It is the city that Winchester never got around to building. it starts at newport, east of briggs , goes to 79 , right across from Diamond lake ... to the south it backs up to another future development Domenigoni Valley of 5000 homes with a village and schools . this other development then ends at scott road .... and crosses 79

though i will miss the open farm land and watching the mist roll over the pastures early in the morning i have to say both developments are well done, and as beautiful as a development of this sort can be.. Rancon did an amazing job . As a ex creative director for commerical store planning and sales promotions I am in awe at the quality of their plans.
I also aprepicate the need for homes. Developers would not build these homes if they did not sell. So clearly people need these places to live and build a future for themselves and their families. As a current realtor I love handing someone the key to their new home. there is nothing better, as it represents a new life and the hope and fullfillment of their dreams.
But good and bad it will never be the same here. Winchester will become a sophisticated town center with all the shopping and lifestyle options you can imagine. Scott road will be 6 to 8 lanes . 215 is approved for an aditional lane but 3 more have been requested.
a huge trendy shopping center will be built at 215 and clinton keith.... besides several others in the general area.
I am torn . I find the development exciting , and the opportunites interesting but i love the open pastures , the surprise of following a back road.... not knowing if you will pass buffalo or sheep grazing. I love discovering that one of Menifee's main beloved attractions is a honey bee farm .... and i am afriad that will be lost. I want both the old and the new.

Let's not forget that the Sobobas just
recently acquired land outside of their reservation, in Winchester. Their goal, of course, is to build a casino, hotel, and resort, on the corner of Domenigoni Parkway and the 79. It'll be interesting to see how the casino fits in with Winchester Ranch.

Redevelopment/Improvements

I'm always curious to see what's happening around town with regards to redevelopment and improvements. The civil engineering firm that I work for (headquartered in Escondido) is currently undergoing an expansion to the Inland Empire. On Sept. 6th we are opening our second office off of Murrieta Hot Springs Road in Murrieta. One thing that I've noticed on my numerous trips to the new location is how exceptional Murrieta is in posting signs that let the community know just what improvement is happening and when it's expected to be finished. This is a great opportunity for passers-by to see how their tax dollars are being used.
Is there a place where we can find out what development and improvement projects are currently under way in Menifee/Sun City?

I have "erased" my old message board (sorry to those who posted) and created a new blog where Menifee residents and future residents can discuss the pro and cons of their specific home builders. I encourage everyone to get involved and post so we can maintain high quality homes in our communitiy. Feel free to discuss any problems you may have had and whether they were resolved.

Too Many Homes in Menifee

Seems like it's another housing development here, and another housing development there. I want to see more restaurants and shops.
I want to see a new brew pub, maybe on the corner of Murrieta and Newport. How about a Home Depot on Newport and Haun? How about a Petsmart on Bradley and Cherry Hills?
At least we got a
Yellow Basket now.
